Price Your Home
Pricing your home correctly is one of the most important elements in successfully marketing your home. Although you may already have a price in mind, ultimately the realistic price is dictated by the market.We will arrive at a price the same way the buyers do, by analyzing homes with similar qualities that have sold recently in your neighbourhood and positioning your home in that range.
Street Appeal
The first impression of your home may be the strongest emotional trigger for purchasers. The moment they pull up in front of your home they will begin making their buying decision, and you must take this opportunity to impress them favourably. Lawns and outdoor areas should be well-maintained and free of clutter.I provide advice on how to maximize the appeal of your outdoor space.

Staging
When selling your home, it is important to transition from a home that reflects you, to a home that buyers can see themselves in. See this as an opportunity to start the moving process by de-cluttering and packing up any unnecessary items. Clearing rooms of extra furnishings and belongings also helps make the space feel larger and allows buyers to focus on the space rather than on your personal possessions.I offer an exclusive, staging consultation facilitated by industry professionals. They will create a custom report with recommendations for simple changes to showcase your home’s best attributes.

I will also recommend any upgrades and small maintenance that may be required to have your home looking its best.

Listing Your Home
When describing your home to your realtor, remember to list any recent updates or maintenance. These are details that your realtor can pass on to prospective buyers to assure them that they are purchasing a respected and well-cared-for home.I will be asking you to help me understand all aspects of your home, from how often you’ve serviced the furnace to where the best seat in the house is to enjoy a morning coffee. These details are important to buyers.

I photograph the interior rooms and spaces as well as the outside areas that show off your home. To allow for the best presentation, please try to leave countertops clear, beds made etc. on the day I will be taking the photos. Keep in mind that these high resolution photos will be used in brochures and on-line.

I measure each room and when helpful to complete the marketing picture, I have professional floor plans drawn up.

To allow for authorized access by other licensed realtors and their clients, I install a secure lock box containing copies of your house keys.

To finalize the listing process, I place a sign on your property. This is one of our most effective tools for attracting buyers.

Showing Your Home
In order to showcase its best qualities, your home needs to be kept as neat and tidy as possible. It is also recommended that you leave your home while it is being shown. Prospective buyers will feel more comfortable exploring and spending time in what may be their future home.When we receive showing requests, I will contact you to see if it is a convenient time.

I will provide feedback on each showing as soon as possible.

Open Houses work. I propose to hold one within ten days of listing.
