Time to List Your Home

By next month we'll see good weather. The lawns will start to show hints of green and we might even see the crocus in flower.

March is when most people choose to put their properties on the market. The owners feel they will show at their best. The problem with this is that at that time there is a big surge in the number of available listings.

Compared to a year ago the listing inventory has increased. This already means that each seller has more competition. Add to that the typical March, April, May surge in the number of listed properties and now you have even more vigorous competition.

I think it makes a lot of sense to list right away and get a jump on your competition. Don't be concerned that you don't want to move in winter. The vast majority of offers that are written in February ask for a March or April possession date.

If you are concerned that your lawns and gardens are in dreary condition in February, don't be. All the houses on the market look the same way so nobody has any advantage in this regard. I do, however think that if you have a swimming pool its likely you should wait until the pool is open for the summer. Homes with pools sell best in fair weather, no doubt about it.

My own prediction for this year is that prices in most price ranges will see some increase.

I would encourage you to buy as soon as you have a firm sale on your present home. To sell in February and buy in perhaps June has the potential to cost you money. If my prediction is right, prices late in spring and into summer could be a few thousand dollars more. Its much safer to sell and buy at the same time.

Here are a few tips to help your home show as well as it can in winter. Leave the heat up to 20C. Turn all the lights on and open the drapes and blinds. Turn on your gas fireplace. Bake some cookies, or simmer a stew. It's beneficial to your saleability if you create a warm homey atmosphere. It makes it much easier for buyers to feel how your home could be their home.
